Job Summary:
The Project Manager is responsible for contract administration for multiple projects. Provides interpretation of plans and specifications for the project team to ensure that the company’s standard of quality is maintained. Maintains knowledge of contract documents, scope, schedule, and budget. Tracks progress of each project from development to close out. Assists with client/stakeholder communication. Minimum of 5 years’ experience.
Responsibilities:
Responsible for overall project safety and getting final approval for a contractor submitted safety plan, and compliance to the project safety plan. Includes compliance to all regulatory (OSHA) requirements and corporate and client governance requirements.
Responsible for the development, planning, execution and closeout of all aspects of the project throughout the project life. Includes project design, development, bidding/estimating, implementation, budget, cash flow reporting and maintaining accurate Estimated Final Costs (“EFCs”) for financial reporting, and maintenance of all job files.
Responsible for administration of contracts including scope of work, unit costing items, and bid alternates and operational constraints required for contract preparation.
Responsible for the project schedule, establishing critical path task to insure schedule compliance, and ensuring proper man loading requirements of the contractor to achieve the desired completion date.
Responsible for coordinating operational constraints and job objectives together as to achieve as seamless a project as possible. Including timely communication with leadership regarding project status, schedule, financial and other impacts.
Responsible for timely issuance of field directives and conversion to change orders.
Skill/Experience Requirements:
• Technically competent with various software programs, such as Microsoft suite of products (Excel, Word, PowerPoint, etc.).
• Utilize project and contract management systems into the daily operation of the business.
• Advanced understanding of contract structures (prime & subcontract agreements)
• Advanced acknowledge of construction management process, construction cost, scheduling, estimating, purchasing and engineering principles and techniques.
• Advanced knowledge of various construction methods and materials, and the ability to interpret design drawings and specifications.
• Ability to manage, update, and forecast the detailed finances of construction projects
• Ability to oversee and manage all aspects of construction project, from bidding to closeout with minimal oversight, including coordination with project Superintendent
• Ability to draft subcontractor agreements, including detailed scopes of work without oversight
• Ability to organize meeting agendas, facilitate meetings, and distribute meeting minutes
• Ability to lead teams, delegate tasks to direct reports and maintain team accendibility.
• Demonstrated experience in commercial facilities construction industry.
